What we check under there
- Moisture readings — wood moisture content and relative humidity
- Standing water, staining, and how water enters when it does
- Framing condition — sills, band joists, girders, subfloor soft spots
- Existing ground cover, vents, ducts, and air sealing
- Grading and downspouts outside, since half of drainage lives in the yard
What you get
A photo set of your actual crawl, the readings, and a written itemized scope — staged water-first if multiple stages apply. In a 47-48-inch rain climate with a nine-month humid season, the range between "needs a barrier" and "needs the full crawl space encapsulation system" is wide, and the readings are what place your house honestly. If the answer is a $1,500 barrier rather than a $12,000 system, that's the quote you get; if it's "fix your downspouts first," we'll say that too.
